Documents to be enclosed for Property Registration

(As per Govt circular No RD.344 MUNOMU2008 Dated 6.4.2009 and Corrigendum No. RD6 MUNOMU 2013. Dated 23.04.2014)

 

 A)  For Properties under the jurisdiction of gram panchayats:-

Affidavit a per Annexure II

Form No.1 Prescribed under the Karnataka Stamp (Prevention of under valuation of Instruments) Rules, 1977.

3

Khatha of the property and computerized assessment register Form No.9 and 11A or computerized Form No.11B of the property (digitally signed and issued by the proper authority of the Gram panchayat.)

4

In case of converted properties, Conversion order or Sanctioned plan in addition to Form No.9 and 11A 

5

In case of properties granted by the Government or its organizations/departments, Title deeds, Allotment letter or possession certificate or sale document etc, 

6

Permanent account number (PAN) issued by the Income Tax Department or declaration in Form No. 60 or 61 in case of sale transactions in which the value of the property is Rs.5 Lakhs and above.

 

  • Photo ID proof regarding identification of persons

  B) For Properties under the jurisdiction of Town Panchayat / Municipality / City municipal councils :-

Khatha and assessment register extract issued by proper authority of the Town Panchayats / Municipalities / City Municipal Councils.

In case of converted lands, Conversion order or sanctioned plan in addition to Khata and assessment register extracts issued by the proper authorities of Town Panchayats / Municipalities / City Municipal Councils.

5

In case of properties granted by the Government or its organizations/departments, title deeds, Allotment letter or possession certificate or sale document etc.

Permanent account number (PAN) issued by the Income Tax Department or declaration in Form No. 60 or 61 in case of sale transactions in which the value of the property is Rs.5 Lakhs and above.

  C) For Properties under the Jurisdiction of BBMP / Corporations:-

Khatha ‘A’ and assessment register extract issued by the proper authority of BBMP.

  Or

‘B’ Khatha created prior to 31-12-2013 and copy of one or more sale transactions registered prior to 31-12-2013.

 Or

In case of the immovable property being building, Khatha B created prior to 31-12-2013 and copies of 6 to 12 months Electricity bills or Power connection and its statement of accounts issued by ESCOMS.

Khatha and assessment register extract issued by proper authority of other corporations.

In case of converted lands, Conversion order or Sanctioned plan issued by BBMP/Corporation/Proper Authority, In addition to Khatha and assessment register extract.

In case of properties granted by the Government or its organizations/departments,

Title deeds, Allotment letter or possession certificate or sale document etc.

Permanent account number (PAN) issued by the Income Tax Department or declaration in Form No. 60 or 61 in case of sale transactions in which the value of the property is Rs.5 Lakhs and above.

 

  • Photo ID proof regarding identification of persons
  • Copy of Property card issued by the proper authorities in the case of Mysore and Shimoga corporations.

 D) For transfer of agricultural properties :-

Copy of RTC of the property issued within 15 days.

Declaration Under Section 81A of the Karnataka Land Reforms Act 1961.

NOC or permission order issued by the proper authority under the provisions of K.S.C/S.T. (prohibition of transfer of certain lands) Act 1978 (Section 6).

Survey sketch in form No.11E (as per section 131 (c) of Karnataka Land Revenue Act, + 1961 and Rule 46 H of Karnataka Land Revenue Rules.

7

Permanent account number (PAN) issued by the Income Tax Department or declaration in Form No. 60 or 61 in case of sale transactions in which the value of the property is Rs.5 Lakhs and above.

 

  • Photo ID proof regarding identification of persons
